Plotting Something Bigger 👀
Sometimes the best real estate opportunity is already right in front of you. You just have to know what to look for. It’s easy to get caught up searching for the next property or the “perfect” deal, but there could be way more potential sitting in what you already own. Chris breaks down the idea of a property’s “highest and best use” and why looking beyond what’s currently there can completely change how you see a deal. That could mean recognizing that a two-family on a large lot has room for something bigger, tapping into existing equity to fund your next move, or combining neighboring properties to create a larger development opportunity.
And you don’t need a massive portfolio to start thinking this way. House hacking, which means living in a property, improving it, renting it out, and eventually doing it again, can be a realistic way to start building over time. No matter what stage you’re at, the bigger takeaway is to think a few moves ahead instead of waiting for the perfect opportunity to come along. Sometimes the best deals aren’t found. They’re created by getting a little creative with what you already have and figuring out how to make it work harder for you.
